Landlord EICR Questions

My EICR has expired - am I breaking the law?

Yes. Since April 2021, all landlords in England must have a valid EICR before new tenants move in, and every 5 years thereafter. Operating without one can result in fines up to £30,000.

How quickly can you do an EICR?

We can often arrange EICRs within 3-5 working days, sometimes sooner for urgent cases. A typical 3-bed property takes 2-3 hours to inspect.

What if my property fails the EICR?

We'll provide a clear report showing what needs fixing. You have 28 days to complete repairs for C1/C2 codes. We can usually quote and complete the remedial work quickly.

Do I need to tell my tenants?

Yes. You must provide a copy of the EICR to existing tenants within 28 days, and to new tenants before they move in. It must also be provided to prospective tenants within 28 days of request.
