Landlord Compliance

Landlord Electrical Services

Keep your rental properties compliant and your tenants safe. We provide fast, reliable EICR testing, remedial works, and ongoing electrical maintenance for landlords across Devon.

Landlord EICR Regulations

Since 1st April 2021, all private rental properties in England must have a valid Electrical Installation Condition Report (EICR). Failure to comply can result in fines up to £30,000 and civil liability for any electrical incidents.

Managing rental properties comes with significant electrical safety responsibilities. Whether you own a single buy-to-let, manage an HMO, or oversee a portfolio of properties, we provide the testing, certification, and maintenance services you need to stay compliant and protect your tenants.

Our team understands the pressures landlords face — tight turnaround times between tenancies, the need for minimal tenant disruption, and the importance of competitive pricing. We work flexibly around your schedule and can often complete testing and any required remedial work in a single visit.

Based in Newton Abbot, we serve landlords across Devon, including high-rental areas like Exeter, Torquay, Plymouth, and the South Hams. We also support property managers with holiday lets across the region.

Frequently Asked Questions

How often do landlords need an EICR?

Since April 2021, landlords in England must have an EICR carried out at least every 5 years, or more frequently if the previous report recommends it. New tenancies require a valid EICR before occupancy.

What happens if my rental property fails an EICR?

If your property receives a 'unsatisfactory' result, you must complete any remedial works within 28 days (or as specified). We can often complete testing and repairs in the same visit to minimise tenant disruption.

Do I need an EICR for a property between tenants?

Yes. An EICR must be in place before new tenants move in. It's wise to schedule testing during void periods to avoid delays in re-letting and ensure compliance from day one.

What's the penalty for not having a valid EICR?

Local authorities can impose fines of up to £30,000 for non-compliance. More importantly, you could face civil claims if tenants are harmed by electrical faults in an uncertified property.

Can you test multiple properties for landlords?

Absolutely. We work with landlords and letting agents managing single properties through to large portfolios. We offer competitive rates for multiple property inspections and can schedule efficiently across your portfolio.

Do holiday lets need an EICR?

While not legally required under the same regulations as assured tenancies, holiday let owners have a duty of care to guests. Most insurers and booking platforms now require valid electrical safety certification.
