How often does an HMO need an EICR?
HMOs require an EICR at least every 5 years. However, if your previous report identified issues requiring earlier reinspection, you must follow that recommendation. We advise keeping records of all reports for at least the property's licensing period.
What fire alarm system does my HMO need?
Most HMOs require a Grade A LD2 system with interlinked smoke detectors in all circulation areas, high-risk rooms (kitchens), and escape routes. Larger or higher-risk HMOs may need a Grade A LD1 system covering all rooms. We can assess your property and advise on the correct specification.
Do I need emergency lighting in my HMO?
Emergency lighting is required in HMOs with complex layouts, those over three storeys, or where natural lighting on escape routes is insufficient. Even smaller HMOs may benefit from basic emergency lighting for tenant safety. We'll assess your specific requirements during our survey.
What happens if my EICR fails?
If your EICR identifies Code C1 (danger present) or C2 (potentially dangerous) issues, you must arrange remedial works. C1 issues should be addressed immediately, while C2 issues need attention within 28 days. We can often carry out repairs immediately or return promptly to minimise your compliance gap.
