Luxury Electrical Testing in Dartmouth – EICR & Three-Phase Diagnosis at River House
Grant's Electrical Solutions completed a full EICR and three-phase supply investigation at River House in Dartmouth to diagnose high electricity bills. Trusted high-end electricians in Devon.
River House – Dartmouth's Premier Riverside Home
Grant's Electrical Solutions was recently commissioned to undertake a comprehensive electrical inspection and testing project at River House, a stunning multimillion-pound private residence located directly on the riverbank in Dartmouth, South Devon.
The owners had concerns regarding unusually high electricity usage and wanted a full electrical safety audit. Our brief included:
- A full Electrical Installation Condition Report (EICR) of the entire property
- Three-phase supply testing to assess energy load distribution and efficiency
- Advice on optimising usage and potential upgrades
Project Overview
EICR – Full Property Inspection
We carried out a thorough EICR across the entire home, covering:
- Internal distribution boards
- Lighting and socket circuits
- Outdoor garden and landscape supplies
- Auxiliary supplies including security systems and EV charge points
The inspection ensured the property remains fully compliant with BS7671:2018+A2:2022 and safe for continued use.
Three-Phase Power Testing
The property is supplied via a three-phase incoming supply. We completed:
- Load testing across all three phases
- Identification of imbalances or overloads
- Voltage drop checks and supply condition assessment
- Monitoring of circuit demand vs. energy output
This helped the client understand why energy bills were rising and informed decisions on load shifting and efficiency improvements.
Why Regular Testing Matters for Luxury Homes
High-end properties like River House often feature extensive electrical systems including:
- Underfloor heating throughout multiple floors
- Garden and landscape lighting
- Electric gates and security systems
- Hot tubs and swimming pool equipment
- Multiple kitchens and annexes
- EV charging infrastructure
Without periodic testing, three-phase systems can become inefficient or unbalanced, leading to:
| Problem | Consequence |
|---|---|
| Overloaded Circuits | Tripped protection devices |
| Voltage Drop | Poor appliance performance |
| Undetected Faults | Safety risks and fire hazards |
