What is an EICR?

EICR stands for Electrical Installation Condition Report. It's the formal safety check that landlords are legally required to carry out every five years, and that homeowners are recommended to get every ten years or before buying or selling.

What's tested

Consumer unit, wiring, sockets, switches, lighting circuits, earthing, bonding, RCDs and protective devices on every circuit in the property.

What you get

A formal EICR certificate showing Satisfactory or Unsatisfactory, full schedule of test results, and any remedial works needed to make the installation safe.

Understanding EICR codes

  • C1
Danger present. Risk of injury — must be made safe immediately.
  • C2
Potentially dangerous. Must be fixed for the report to be Satisfactory.
  • C3
Improvement recommended. Not a fail, but worth doing.
  • FI
Further investigation required. Issue found that needs deeper testing.

Frequently Asked Questions

What does EICR stand for?

EICR stands for Electrical Installation Condition Report. It is a formal inspection and test of the fixed electrical wiring in a property, carried out by a qualified electrician, that grades the installation as Satisfactory or Unsatisfactory.

What is an EICR certificate?

An EICR certificate is the document issued at the end of the inspection. It records the test results, lists any C1, C2, C3 or FI codes (the faults found), and gives an overall pass/fail. Landlords must hold a valid EICR for every let property.

What is an EICR test?

The test combines a thorough visual inspection (checking for damage, overloading, missing earthing, dangerous DIY work) with electrical tests on every circuit (continuity, insulation resistance, earth fault loop impedance, RCD operation). It typically takes 2–4 hours for a domestic property.

How much does an EICR quote cost?

EICR quotes are free. The test itself starts from £250 plus VAT for properties up to 8 circuits in Devon. We send a fixed price by email after a quick chat about the property size.

Who carries out an EICR?

EICRs must be carried out by a qualified, competent electrician — typically registered with a Competent Person Scheme such as CHAS, NICEIC or CHAS. Grants Electrical Solutions Ltd is CHAS approved and fully insured, so every EICR we issue is independently audited and recognised by landlords, letting agents and insurers.
