Garden Annexe vs Granny Annexe

Whether your annexe is attached to the main house or a standalone garden building, the electrical requirements are similar — but the cable route differs. Garden annexes typically require SWA (steel wire armoured) cable buried at 450mm depth from the main consumer unit, while attached annexes can use standard cable containment.

We design every annexe installation to be self-contained with its own sub-board, giving independent circuit protection and making future maintenance straightforward.

Frequently Asked Questions

Does a granny annexe need its own electrical supply?

In most cases, a granny annexe shares the main property's electrical supply but requires its own sub-board (consumer unit) with independent RCD protection. For larger annexes or those with separate meters, we can install a dedicated supply from the main board.

How much does annexe wiring cost?

Annexe electrical installation typically costs from £2,000–£5,000 plus VAT depending on the size, distance from the main house, and complexity. Garden annexes with armoured cable runs will be at the higher end. We provide free, detailed quotes.

Do I need Part P certification for an annexe?

Yes — annexe electrical work is notifiable under Part P. As qualified electricians, we self-certify all work and handle Building Control notification directly.
