When does a house need rewiring?

Most UK homes need a full or partial rewire every 25–30 years. If your property still has a wooden-back fuse box, rubber-insulated cables or no RCD protection, a rewire is almost certainly overdue. This guide covers the warning signs, the typical age threshold, what an EICR will tell you, and 2026 rewire costs in the UK.

Age guideline

25–30 years for PVC cable. Pre-1975 properties almost always need a rewire if they haven't already had one.

Warning signs

Burning smells, scorched sockets, flickering lights, blowing fuses, no RCDs, round-pin or two-pin sockets.

How to confirm

Book an EICR. It grades the installation Satisfactory or Unsatisfactory and lists every fault — the only definitive answer.

10 signs your house needs rewiring

  1. Wooden-back or cast-iron fuse box with rewireable fuses — pre-1970s.
  2. Rubber, fabric or lead-sheathed cable visible at the consumer unit or in the loft.
  3. Round-pin sockets or only two-pin sockets in any room.
  4. No RCD protection on the consumer unit (no test button).
  5. Persistent burning smell from sockets, switches or the fuse board.
  6. Brown scorch marks or melted plastic around outlets.
  7. Lights flicker when appliances switch on, or dim and brighten randomly.
  8. Fuses keep blowing or breakers keep tripping with no obvious cause.
  9. Sockets feel warm to the touch even when nothing is plugged in.
  10. You've never had an EICR and the property is over 25 years old.

Does a 1970s house need rewiring?

In most cases, yes. 1970s wiring used early PVC twin-and-earth cable, which is now 50+ years old. The consumer unit will almost certainly predate RCD protection (mainstream from the late 1980s), and bonding to incoming gas and water pipes is often missing or undersized.

A 1970s house should have an EICR before any new buyer moves in. We frequently find that a full RCBO consumer unit upgrade plus a partial rewire of the kitchen, bathroom and any extension circuits is enough — saving a full rewire if the original sockets and lighting test satisfactorily.

Frequently Asked Questions

When does a house need rewiring?

A house typically needs rewiring every 25–30 years, or sooner if it still has rubber, fabric or lead-sheathed cables, a wooden-back fuse box, round-pin sockets, no earthing on lighting circuits, or repeated faults on an EICR. Most UK homes built before 1975 will need a full rewire if they haven't already had one.

How do I know if my house needs rewiring?

Tell-tale signs include: persistent burning smells from sockets, brown scorch marks around outlets, lights flickering or dimming, fuses that keep blowing, an old wooden or cast-iron fuse box, only two-pin or round-pin sockets, no RCD protection, and lighting switches that crackle. An EICR is the only definitive way to know — it grades the wiring as Satisfactory or Unsatisfactory.

Does a 1970s house need rewiring?

Often yes. Many 1970s houses were wired with PVC twin-and-earth cable, which has a typical lifespan of 25–40 years. By 2026 the original wiring is 50+ years old, the consumer unit usually predates RCD protection (introduced widely from the 1980s), and bonding to gas and water pipes is often missing. A full RCBO consumer unit upgrade and partial or full rewire is normally recommended after an EICR.

How long does a house rewire take?

A typical 3-bed semi takes 5–7 working days for a full rewire with the customer out of the property, or 8–10 days if you remain living in. Larger 4–5 bedroom homes take 10–14 days. We work room-by-room to minimise disruption and always restore power overnight where possible.

How much does it cost to rewire a house in 2026?

Full house rewire prices in Devon start from £4,000 plus VAT for a small 2-bed and £5,500–£8,000 plus VAT for a typical 3-bed semi. 4–5 bedroom detached homes are usually £8,000–£12,000 plus VAT. Price depends on accessibility, plaster condition and whether it's a "first fix only" or includes new sockets, switches and lights. See our full rewire cost guide for a detailed breakdown.

Can I rewire one room at a time?

Yes — partial rewires are common where budget is tight or only certain circuits have failed an EICR. We can rewire kitchens, bathrooms or upstairs lighting circuits independently, then bond it all back to a new RCBO consumer unit. The downside is some disruption now and more later when the rest is done.

Do I need to move out during a rewire?

Not normally. We work room-by-room and restore power to unaffected circuits each evening. Kitchens, bathrooms and bedrooms can be lived in once each is finished. For empty properties we work faster and can complete a 3-bed in a week.

How disruptive is rewiring a house?

A rewire is moderately disruptive but rarely requires you to move out. Expect lifted floorboards upstairs, channels (chases) cut into walls for new cables, dust from drilling, and rooms being out of action one at a time. Power is restored to unaffected circuits each evening so you can keep cooking, showering and sleeping in the property. Most furniture only needs to be pulled away from walls, not removed. Full re-decoration is normally needed afterwards as some plaster making good is unavoidable.

Will a rewire damage my walls?

Some channelling (chasing) into plaster is unavoidable when running new cables, but we keep it to a minimum by reusing existing routes, lifting floorboards upstairs and dropping cables down stud walls. We make good with bonding plaster ready for your decorator — full re-decoration is normally needed afterwards.
